Condo renovations follow different rules from HDB flats. The condo management (MCST) sets what you can change, when work can happen and how contractors use the building, so approvals and logistics are part of the plan from day one.
This guide covers the condo renovation process, MCST requirements, typical costs and timelines, design ideas, and condo homes we have renovated.

Step by step: how a Condo renovation works
1. Get the condo's renovation rules
Ask the management office for the renovation guidelines, forms, deposit amount and permitted working hours.
2. Set your budget and brief
Decide what to keep from the developer finishes and what to replace. Our condo cost guide gives typical ranges by unit size.
3. Design the layout
Plan carpentry, lighting and any layout changes. Changes to the facade, balcony or windows usually need separate approval.
4. Submit for approval
Your contractor submits the plans, contractor details and deposit to the management before work starts.
5. Renovation works
Works follow the condo's hours, with lift and common-area protection. Most condo renovations take 8 to 14 weeks.
6. Handover and deposit refund
After completion, the management inspects the common areas before refunding the deposit.
Rules to know
- Renovation needs approval from the condo management before any work starts.
- Most condos collect a refundable renovation deposit and require lift and common-area protection.
- Working hours are set by the management, often weekdays and Saturday mornings, with no noisy works on Sundays and public holidays.
- Balcony enclosures, screens and window changes usually need specific approval and must follow the condo's by-laws.
Rules can change. Check the latest with the relevant authority or management, or ask us and we will check them for your home before work starts.
