Renovating a landed home starts with one decision: is it an interior renovation, additions and alterations (A&A), or a full rebuild? Each comes with a different budget, timeline and set of approvals.
This guide explains the three routes, the process for each, the approvals involved, typical costs and timelines, and landed projects we have completed.

Step by step: how a Landed renovation works
1. Decide the scope
Interior renovation keeps the structure as it is. A&A extends or alters it within planning limits. A rebuild replaces the house. Your needs, budget and the condition of the house decide which fits.
2. Engage the right professionals
Interior renovations need a designer and contractor. A&A and rebuilds also need an architect and a structural engineer.
3. Design and approvals
For A&A and rebuilds, plans are submitted for planning and building approval. Approvals can take several months, so start early.
4. Neighbour considerations
For terrace and semi-detached homes, works near party walls need care. Pre-construction surveys of neighbouring properties are common for structural work.
5. Construction and interiors
Interior renovations usually take 4 to 6 months, A&A 8 to 12 months and rebuilds 12 to 18 months.
6. Handover
Inspect each floor, test services and complete any outstanding works before moving in.
Rules to know
- Interior renovations without structural changes generally do not need planning approval.
- A&A and rebuilds need plans prepared and submitted by a qualified person, typically an architect, with structural design by a professional engineer.
- Approvals add months before construction, so plan your move around them.
Rules can change. Check the latest with the relevant authority or management, or ask us and we will check them for your home before work starts.

Frequently asked questions
If the structure is sound and the layout mostly works, an interior renovation or A&A costs far less and is faster. A rebuild suits houses in poor condition or owners who want a very different layout or more floor area.
In 2026 an interior renovation of a terrace house typically costs S$150,000 to S$220,000, A&A works S$350,000 to S$500,000 and a rebuild S$900,000 to S$1,200,000. See the landed renovation cost guide.
Not for interior-only renovations. For A&A or a rebuild you need a qualified person, usually an architect, plus a structural engineer.
