What affects the cost

Hacking or overlay

Hacking adds demolition, disposal and new waterproofing. Overlaying is faster and cheaper if the existing tiles are sound.

Tiles

Large-format and natural stone tiles cost more to buy and to lay.

Fittings

Concealed cisterns, rain showers and premium brands can add thousands.

Number of bathrooms

Renovating two bathrooms at once is usually cheaper per bathroom than doing them separately.

Rules for BTO and HDB bathrooms

  • Hacking of bathroom floor tiles is not allowed in new BTO flats for the first three years after completion, to protect the waterproofing. Overlaying or keeping the tiles is the usual approach.
  • Bathroom works in an HDB flat must be done by an HDB-licensed contractor, who must re-lay waterproofing after any hacking.

Ways to save

  • Overlay tiles if the existing ones are level and sound.
  • Keep the WC and shower in the same positions to avoid moving pipes.
  • Choose mid-range fittings and spend on the items you use most, such as the shower set.

Timeline: An overlay takes about 1 to 2 weeks and a full bathroom renovation 2 to 3 weeks, including waterproofing tests. See our renovation timeline guide.

Frequently asked questions

In 2026 an overlay renovation typically costs S$5,000 to S$7,000 per bathroom and a full renovation with hacking S$9,000 to S$12,000. Premium bathrooms cost about S$15,000 to S$20,000.

Not in the first three years after the flat's completion. Most BTO owners keep or overlay the bathroom tiles during that period.

About 1 to 2 weeks for an overlay and 2 to 3 weeks for a full renovation. Our renovation timeline guide covers each stage.

If the existing tiles are level and firmly bonded, an overlay saves on hacking, disposal and waterproofing, and shortens the job.
